How to Make Your Offer Stand Out in a Multiple-Offer Situation

“How do I make my offer stand out when other buyers want the same house?”

Many buyers immediately assume the answer is simple, offer the most money.

But Jamie reminds buyers that the highest offer doesn’t always win.

When sellers receive multiple offers, they may look at much more than the purchase price. They are often evaluating the entire package and trying to determine which offer gives them the combination of price, terms, and confidence they’re looking for.

So, how can buyers make their offer more competitive?

1. Start With Strong Financing

Before making an offer, buyers should have a solid pre-approval from a reputable lender.

But Jamie explains that having the pre-approval letter is only part of the equation.

A responsive lender can also make a difference. If the listing agent has questions about a buyer’s financing, having a lender who is available and prepared to communicate can help demonstrate that the buyer is qualified and ready to move forward.

In a competitive situation, sellers want confidence that the transaction is actually going to make it to closing.

2. Look Carefully at Your Contingencies

Contingencies are another important part of an offer.

Jamie does not recommend automatically giving up important protections simply to win a house.

Instead, buyers should work with their agent to understand each contingency and determine which terms they are comfortable offering.

Depending on the transaction, there may be ways to structure timelines or other terms more competitively without taking on unnecessary risk.

The goal isn't simply to write the most aggressive offer.

It's to write the strongest offer that still makes sense for that particular buyer.

3. Find Out What Matters to the Seller

One of the most overlooked strategies in a multiple-offer situation is understanding what the seller actually wants.

Price is important but it may not be the only priority.

Perhaps the seller needs a particular closing date. Maybe timing or possession flexibility is especially important to their move.

Jamie believes a good agent should try to gather as much appropriate information as possible before writing the offer.

Sometimes meeting an important seller need can make an offer more attractive without simply adding more money to the purchase price.

4. Submit a Clean, Well-Prepared Offer

When several offers are sitting in front of a seller, presentation matters too.

Jamie wants the seller and listing agent to look at her buyer's offer and feel:

“This buyer is serious, qualified, prepared, and likely to get us to closing.”

That means making sure the paperwork is complete, the necessary documentation is included, deadlines and terms are clear, and the offer is presented professionally.

A complicated or incomplete offer can create uncertainty and uncertainty isn't something most sellers are looking for.

You're Competing on More Than Price

In The Real Estate Classroom - Jamie, Jamie reminds buyers that a multiple-offer situation isn't necessarily about figuring out how to spend the most money.

It's about creating an offer that makes sense for both the buyer and the seller.

Price matters. But so can financing, deposit amounts, contingencies, timelines, flexibility, and the seller's confidence that the transaction will successfully close.

Most importantly, buyers shouldn't get so focused on “winning” that they agree to terms they don't understand or can't comfortably afford.

Getting the house is exciting. Getting the house with terms you're comfortable with is even better.

Because when there's competition, you're not just competing on price.

You're competing on the strength of the entire offer and that's where having the right strategy can make all the difference.
